| What are property taxes? |
In the state of Ohio real property taxes, commonly known as real estate taxes, are taxes levied by any taxing subdivision on a real estate parcel. Levies raise tax revenue for school districts, municipalities, libraries, and other special issues such as mental health services.

When are property taxes due? |
Property taxes are collected twice annually, once in June/July and again in December/January. Taxpayers have the option of paying their entire bill at one time.

| What should I do if I do not receive a property tax bill? |
Ohio law states that it is the responsibility of the parcel owner to make sure that they obtain a property tax bill in time to pay their taxes. If you do not receive a property tax bill by midway into a collection period call the Taxpayer Services Division at 216-443-7420. A member of that staff can mail you a duplicate bill.

| What will happen if I do not pay my property taxes by the due date? |
Ohio law requires the county treasurer to add a mandatory 10% penalty to all unpaid property taxes not paid by the due date indicated. If taxes are not paid in full by the opening of the next collection interest charges will be added to the unpaid balance.

| How can I find out the taxable value of a property? |
Values for tax purposes are set by the office of the county auditor. You can inquire about the value of any property by calling Taxpayer Services at 216-443-7420 or if you have internet access you can obtain that information from the county auditor's website: auditor.cuyahogacounty.us.

| I think my property's value is incorrect. What can I do? |
All property owners in the state of Ohio have the right to challenge the assessed value of their property as set by the county auditor. In Cuyahoga County you can do so by filing a complaint with the Cuyahoga County Board of Revision. The Board of Revision is an independent review board that listens and rules on all complaints from taxpayers regarding property values. Complaints can be filed from January 1st to March 31st of each year. To find out more about filing a complaint and/or to request a form call the Cuyahoga County Board of Revision at 216-443-7195.

| Can I appeal a penalty that has been added to my property tax bill? |
Yes. You can appeal a penalty by filing the State of Ohio Form 23A with the Cuyahoga County Treasurer's Office. To obtain a copy of this form and/or help in completing it please call the Tax Department at 216-443-7420.

How are real estate property taxes calculated? |
The formula for calculating property taxes is as follows:
The steps outlined below show how a real estate tax bill is calculated. The calculations used in the example are for a $100,000 home for tax year 1996. Full tax rates and reduction factors can be found on a tax rate sheet. Call 216-443-7420 to request a tax rate sheet.
- Determine the assessed value
Formula: (Appraised Value) x 35% = Assessed Value
Example: $100,000 x .35 =$35,000
- Calculate the gross tax
Formula: (Assessed Value) x (Full Rate) = Gross Tax

Example: $35,000 x 78.57 = $2,749.95

- Calculate the reduction factor credit amount
Formula: (Gross Tax) x (Reduction Factor) = Credit
Example: $2,749.95 x .338170 = $929.95
- Reduce the gross tax by the reduction factor credit amount
Formula: (gross tax)-(reduction factor credit)= Adjusted tax
Example: $2,749.95 - $929.95 = $1,820.00
- Calculate the rollback credit amount
Formula: (adjusted tax) x (rollback) = rollback credit
Example: $1,820.00 x .125 = $227.50
For Owner-occupied residential properties, their rollback credit is 12.5%; for all other properties it is 10%
- Reduce the adjusted tax by the rollback credit amount
Formula: (adjusted tax) - (rollback credit) = net annual tax
Example: $1,820.00 - $227.50 = $1,592.50
There are other credits such as the Homestead Exemption credit reduction and the farm value reduction (C.A.U.V.), that may affect the net annual tax. If you have any questions regarding this information please contact Taxpayer Services at 216-443-7420.
