| CONTESTING YOUR PROPERTY'S VALUATION
If you do not agree with the valuation of your property as determined by the County Auditor, you have the right to file a challenge with the Cuyahoga County Board of Revision. The Treasurer, the Auditor, and the President of the Board of County Commissioners each appoint members to the Board of Revision. There are three panels to hear complaints.
All challenges must be filed between January 1 and March 31. You can obtain the necessary form and instructions by calling the Board of Revision at 216-443-7195 or by clicking here. Before filing you should carefully review the Board of Revision's Rules of Practice and Filing Guidelines. The staff of the Board of Revision is available by phone or in person to help explain the process to homeowners.
The purpose of a challenge is to show that the valuation of your property, as set by the County Auditor, is incorrect. To do so you must present evidence of the property's fair market value. The best evidence is usually the recent sale price of your property (proven by relevant documents such as your closing papers). If your house has not been sold recently, you should be prepared to demonstrate the recent sale price of comparable homes. Evidence of the condition of the property, including photographs, may also be useful. |
